As has been mentioned, you're referring to two different pieces of
software, the ARD Client and the ARD Admin.

I would imagine the update you're seeing is the 3.1 version of ARD
Client, which is a free update via Software Updates. However, there is
no update available to get from version 2 to version 3 of ARD Admin,
it's a paid upgrade.

If the computers you're going to manage with ARD all have version 2 of
the client, you can continue to use version 2 of ARD Admin if you follow
the instructions that Sharon posted to get it working on your Intel iMac.

Keep in mind though that ARD Admin 2 can only interface with computers
running version 2 of the ARD Client. If a computer has ARD Client 3 or
above, you need ARD Admin 3 to work with it. Any new Macs you get, or
any Mac that has had the 3.1 Client installed via Software Update aren't
going to work. And, so far as I know, once you have Client 3 there's no
way to go back to version 2 short of reinstalling OS X. So, if there's
any room in your budget to buy ARD Admin 3, it would probably be worth
the expense. I haven't priced it in a while, but I believe the Edu price
for the Unlimited Clients version is around $300.
